Not sure of your home value?

Use what you paid if you bought recently, or the market value on your county tax bill or assessment notice (most county assessor websites let you search by address). Recent sales of similar homes nearby work too. The box starts at the typical home value, so you can also just press Calculate.

How we got this

Your city, school district and exemptions can move the real bill 10 to 20% either way.

How this works

We multiply your home value by the county's typical effective rate: what homeowners there actually pay each year, divided by what their homes are worth, from the Census American Community Survey. It already reflects the exemptions most owners claim on the home they live in.

It is an estimate. Rates differ between cities and school districts inside a county, assessed values can lag the market, and some owners have caps, freezes or senior exemptions. Expect your real bill to land within about 10 to 20% of the figure. For an exact bill, check your county assessor or tax collector.
